The Prime Effect on Boulder’s Local Economy and Real Estate Market

Ally DelPrete January 28, 2025

Coach Deion Sanders, known as Coach Prime, has created a lasting impact at CU Boulder, not only on the football field but also in Boulder’s real estate and local economy. Let’s explore a few key statistics, as the effects are nothing short of extraordinary.

//IMPACT ON BOULDER'S REAL ESTATE//

In 2021 and 2022, before Coach Prime took over, Boulder’s real estate market followed a predictable rhythm with new residential listings plateauing in August, which is typically a slower time in the market. By contrast, in 2023 and 2024, listings saw a significant increase during August, coinciding with the kickoff of the football season. There was also a drastic increase in the percentage of homes sold above list price between 2022 and 2023, signaling a shift in Boulder’s housing market as Coach Prime’s presence drew more attention to the area.

//IMPACT ON BOULDER'S ECONOMY//

The significant economic boost brought by Coach Prime highlights not only his influence on the field, but also his transformative impact on Boulder’s economy:

  •  $183: The average nightly cost for accommodations in Boulder

  • $256: The average price of a home game ticket

  • $10 million: Total economic boost from tourism spending

  • $146.5 million: The total economic impact in 2024 alone

//IMPACT ON BOULDER'S LOCAL COMMUNITY//

Boulder has around 2,500 hotel rooms and has two major hotels actively under construction. Folsom Field--CU Boulder’s football field--surpassed capacity by thousands at four out of its six home games, which forced visitors out of Boulder and into nearby towns. Additionally, the first home game of the season marked a significant increase in foot traffic downtown, which surged by 18,000 people.

//WHAT'S NEXT FOR BOULDER? SUSTAINING THE MOMENTUM//

Coach Prime’s impact has sparked significant growth across Boulder. While the city was already on the rise, his leadership has elevated CU Boulder and their football program.

 The big question now is: How can Boulder sustain this momentum once Coach Prime’s tenure ends? Will the local Boulder real estate market continue to see growth? How will Boulder’s economy evolve as football seasons pass?
